Case Study: The ONE at Signal Butte โ€” Apartment Marketing for a Luxury Community

Filling the Leasing Pipeline for a Luxury Apartment Community in Mesa, Arizona

The Challenge

ABOUT THE ONE AT SIGNAL BUTTE

The ONE at Signal Butte is a luxury apartment community in Mesa, Arizona, with resort-style amenities, including a pool and red light therapy. The Mina Company manages their Google Ads, Meta ads, SEO, and website, including the floor plans page we built.

The ONE was competing for renters in one of the busiest apartment markets in the Phoenix area. They needed a steady stream of booked tours and applications, ad costs that improved over time, and visibility for the searches renters actually make, including people relocating to the East Valley from out of state.

Our Strategy

  • Google Ads: branded search to capture renters looking for The ONE, plus campaigns for luxury apartment searches in Mesa

  • Meta ads: prospecting and retargeting for renters planning a move, including people relocating from out of state

  • Messenger ad tests to start conversations with prospects

  • Google Business Profile optimization to drive calls, directions, and tours

  • SEO setup: GA4 and conversion tracking, metadata, image optimization, and tracking for 200+ apartment search terms

  • Website: built the floor plans page and continue ongoing updates to support leasing specials and ad campaigns

  • Monthly reporting on booked tours, apply clicks, and cost per conversion

Built Around Leasing:
Every channel is measured by what moves a renter closer to a lease: booked tours and clicks to apply. That focus lets us shift budget toward what’s working and cut what isn’t, month by month.

THE IMPACT: In August 2026, The ONE's marketing drove 60 booked tours and 75 clicks to apply, while cost per conversion came down on both Google and Meta.

We track booked tours and apply clicks, not just traffic, so every dollar is tied to leasing.

Read those two slides again. Same situations, two completely different responses.

One side is protecting revenue. The other is protecting you, even when the honest answer costs us the upsell, the extra scope, or the deal itself.

Open and honest communication is one of our core values, and this is what it actually looks like in practice. Not a line on our website, but the thing we choose in the moments where spinning it would be easier. Telling you what dipped. Telling you to cut what isn't working. Telling you when we might not be the right fit before you've signed anything.

That kind of honesty is uncomfortable sometimes. It's also the only thing a real relationship can be built on.

Which side has your marketing been on?

Research from the JPMorgan Chase Institute found that small business owners who use AI for admin work save about 6.8 hours a week. That's nearly a full workday, back in your hands, every week.

Sounds great. So why isn't everyone doing it?

Because most people who try get stuck. They download a tool, copy a few generic prompts, and it never quite fits how they actually work. Now you're fighting with it, redoing what it got wrong, tweaking the same prompt ten times. The thing that was supposed to save you time is quietly eating more of it.

That's the part we handle. We build AI around your business, the right tools, prompts made for your industry, workflows that run on their own, and we make sure it actually sticks. Not a download link and good luck. A setup that keeps giving that time back long after we're done.

What would you do with an extra day a week? Let's chat. theminacompany.com

Ep. 4 is out now! Avoiding the Hard ๐Ÿ™…โ€โ™€๏ธ

Over my 14th anniversary dinner, I caught myself saying I just didn't want any more hard. And then spent two days realizing how much energy I've wasted trying to dodge the hard things instead of trusting I can get through them.

This episode gets into grief, the anxiety that shows up even when life is good, the versions of yourself that still have a voice in your head, and learning to be the one who steps up for yourself. Business, motherhood, money, grief, the messy middle of all of it.

New episodes every Wednesday. Follow so you don't miss what's next.

You know the feeling. Slow month, quiet season, and you're looking at a marketing invoice wondering why you're paying full price for customers who just aren't out there looking for you right now.

You'd ease off if you could. But you're locked into a year, and it does help the rest of the time, so you eat it.

What if you didn't have to? What if your marketing flexed with your seasons and knew when to step back, when it's right for your business, not the agency's?

That's how we work. Some clients pause entirely in their slow season, and we pick right back up when things get busy. And no, we don't quietly overcharge the rest of the year to make up for it. Flexing with you is just how we do things.

You should always know exactly what you're paying for.

That's why our full SEO checklist is right here, nothing held back. No black box, no ""trust us, it's working."" Just the actual work that keeps you showing up when it counts.

And none of it is a one-time setup. Search keeps changing, so the work keeps going. That's how you hold your spot instead of slowly slipping off page one.
